Hello Group,

My neighbor got a curious comment from a FS official and I wanted to see what you all make of it.

My neighbor applied to build a shed over 6 years ago and finally recieved permission to build. It is a modest shed. The FS would not allow any disruption to the dirt. The shed had to be built on cement blocks. When he got his approval the FS official said something to the effect of "don't put too much money into it because you might have to remove it if you ever sell the cabin".

I find this curious because ...what does the FS official know that I don't know. Is it possible that there is a plan afoot to remove all extra buildings other than the original cabins? Upon sale or transfer of a cabin would be a perfect time to do it because to get the sale done, a cabin owner would be willing to spend the money to remove an out building. Perhaps this is coming in our new leases?

I feel as if I heard sometime that in some tracts this has already been done?

Any thoughts?

FS Guidelines

Each Region of the Forest Service has guidelines for the type and quantity of improvements covered by your permit. Most regions allow 1 outbuilding, in addition to the primary cabin. Sheds are very common in all forests, but are limited in size by some regions. Region 5 (CA) limits the size of an approved shed to 40 sq ft, while Region 6 (OR, WA) allows up to 130 sq ft. I do not know the guidelines for Region 4 (UT & parts of ID & WY). If the FS approved a new shed, it's very important you make sure it gets added to the list of improvements on the first page of your permit. As long as the shed is listed as an improvement in your permit, you don't run the risk of removing it at a later date. If your outbuilding is not approved (not listed) or is listed but considered non-conforming (e.g oversized), then you run the risk of removal upon sale of the cabin or reissuance of a permit. In most cases, documented non-conforming improvements are allowed to remain as long as the improvement is well maintained, but if destroyed or it falls into disrepair, the Forest Service will require the improvement to be removed or brought into compliance with regional guidelines.
